While that might not sound like much, it’s a sign of a healthy, stable market. We’ve moved past the days of double-digit price growth and bidding wars. Currently, the market is settling into a more sustainable pace, which is beneficial for both buyers and sellers.

On average, homes are going under contract in about 34 days. That tells us there’s still movement, but momentum alone isn’t enough anymore. Homes that are priced right and presented well can still move quickly. The key is to work with a local expert, understand the market, and be prepared to act when the right home becomes available.

Local trends matter. One of the most important takeaways in today’s environment is that local trends matter more than national headlines. While major metros across the country are seeing slower growth or rising inventory, Washington County is showing a more balanced picture. For example, in ZIP code 84780, home values have increased by 1.5%, and homes are typically pending in about 40 days. That indicates that there is still strong demand in specific neighborhoods. Schools, amenities, and community lifestyle continue to drive interest in these areas. Sellers in these neighborhoods have an edge—but only if their listings align with buyer expectations.
